Note :
- All rates quoted by USD per night and subject 10% Government Tax and 5% Services Charge.- Rates are for Villa rental per night only including breakfast, all other costs (e.g. Gratuities, telephone, Food and Beverage etc) are at the expense of the Guest unless noted as inclusions on the written confirmation advice.

* Payments by credit card will be invoiced in Indonesian Rupiah at the prevailing exchange rate, in accordance with Indonesian Government Regulations.
Villa standart check in/out time
- Check-in time: 14:00
- Check-out time: 12:00
- If there are no other bookings for the same day, we may extent the checkout time until 2PM complimentary. A late checkout charge equivalent to 30% of the published rate will be charged for checkout up to 6PM.
Tentative Confirmation
On receipt of the reservation enquiry form, we will contact you and provide you with a confirmation of availability, villa rate (including any applicable charges), and the amount of deposit required 50% of total rental.
Reservation Confirmation
Due to high demand Villas are often booked in advance. To confirm your reservation you will need to forward a Bank Transfer for the deposit amount requested to our US$ bank account. When your deposit arrives in the bank account your reservation will be confirmed. Please advise us by email after your transfer has been made. We will then send you a written confirmation note. Reservations are handled on "first come, first serve" basis.
Cancellation Policy
All deposits are non refundable, unless agreed upon by the villa owner on special case by case basis. The balance of rental payment is due before your scheduled arrival date which once received is also non re fundable unless agreed buy the owner.
Minimum Stays and Rental Rates
We have minimum stay requirement of 3 nights. We might agree to a shorter stay on a case by case basis. Rental rates also vary according to the season. Rental rates are subject to change without notice.
Insurance
We strongly recommend that you take out comprehensive travel insurance at the time of booking, to protect you and all those accompanying you for the full time of your visit against illness, incl. evacuation, injury, death, loss of baggage and personal items, cancellation and other travel contingencies.
Responsibility
Please be advised that we are not responsible for any loss or damage to personal equipment and property during your stay at the Villas, or during your participation in any activities during your visit to Bali. We will not accept responsibility for any delay, additional expense or inconvenience which maybe caused directly or indirectly by events outside of our control such as late arrival of International flights, civil disturbances, fire, floods, unusually severe weather, acts of God, acts of Government, or the failure of any machinery or equipment.
Booking term and condition:
- A deposit of 50% of the rental amount must be received by the villa within five (5) working days after confirmation of reservation has been given. Full payment is required 45 days prior to arrival (or 60 days for Christmas/New Year bookings).
- For last minute bookings (within 1 week or less prior to arrival), full payment upon arrival in cash is acceptable.
- Deposits will be refunded in full less USD150.00, if the reservation is cancelled 61 days or more prior to arrival (91 days for Christmas/New Year bookings). In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
