Rates above are inclusive of:
- Pick up & transfer from Airport to villa and transfer from villa to Airport (1 x in & 1 x out) in private air-conditioned car.
- Refreshments and welcome drink & fruit basket upon arrival at the villa.
- One time afternoon coffee & tea
- FREE unlimited use of WiFi broadband Internet access – personal laptop is required.
- In-villa daily continental breakfast

Seasonal:
Low Season (3 nights minimum stay): January 09 – June 30 l September 16 – December 19 ( except chinese new year, easter week )
High Season (5 nights minimum stay): July 01 – 31 l September 01 – 15 l Chinese New Year l Easter week
Peak Season (7 nights minimum stay): August 01 – 31 l December 20 – January 08

Minimum stay required:
Low Season : 3 nights
High Season : 5 nights
Peak Season : 7 nights

Check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- Late Check-Out until 18:00 PM will be charged 50% of nightly rate, after 18:00 PM will be charged at full nightly rate.
- Late Check-Out until 15:00 PM is available for free-of-charge if we do not have other guests arriving on that day
- Early Check-In is available for free-of-charge and subject to availability.

Villa Capacity:
We strictly observe the villa capacity policy. The 5 bedrooms villa maximum occupancy is 10 persons.

Liability:
Be aware that all clients will be asked to sign a waiver of liability and a credit card authorization form which will allow the villa to charge the card for damages and any additional charges that the clients incur
whilst at the villa.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
