Note :

Villa rates are quoted in US dollars per night and subject to 15% government tax and service charge.

Rates stated above are inclusive of:
- One time round trip Airport transfer ( 1 x transfer in & 1 x transfer out )
- Welcome drinks and cold towels upon arrival
- Complimentary a car with driver for 8 hours per day excluding fuel
- Wireless internet service
- Fully staff: private chef, maids and house manager

Villa standart check in/out time:
- Check-in time is 14.00pm.
- Check-out time is 12.00 noon.
Late check-out until 18.00 pm (6pm) can be arranged at half of the rental rate – subject to availability. Full night applies after 6pm.

Minimum Stay Requirements:
Low Season : 3 nights
High Season : 5 nights
Peak Season : 7 nights

Villa Capacity:
The villa can comfortably accommodate up to 10 people and is the ideal hideaway with luxurious surroundings and views.

Reservations
Reservations must be placed in writing to our office by e-mail or fax and is confirmed once the required holding deposit has been received. Enquiries will be held for 3 (three) days only without a deposit or full payment. Exotic Hideaways will inform the agent if there is another inquiry conflicting the dates.

Payment Terms
- To confirm any reservation a 50% non-refundable deposit is required.
- Final payment is required 45 days prior to arrival or immediately if booking is made less than 45 days in order to secure your reservation.
- A full service agent is entitled to 20% commission from rate before tax and service charge. Full service agent responsible with the booking, communications with guests, receiving payments, airport transfer and meet & greet guests on arrival.
- Deposits and final payments are non-refundable.
- No show – No refunds given.
- Bank transfer charges are the responsibility of the agent.
- Reservations are handled on first come – first serve basis.
- Any amendments to bookings after the original invoice has been issued will attract a USD 50.00 fee.
- For any assistance with credit card facilities a USD 50.00 per booking will apply.
- Food & Beverage, telephone, car rental, any loss and breakages are at additional cost.

Cancellation Policy:
Notice of cancellation must be given in writing, deposits and final payments are non refundable.

Events and Parties:
- Normal bookings are for vacation purposes and special permissions must be obtained for functions where the number of people in attendance exceeds 150% of the capacity of the villa. Also clients should be aware that these are private villas located in residential neighborhoods and, as such, not all functions or events can necessarily be accommodated. Much depends on the vagaries of the neighborhood’s residents.
- If you are planning to hold an event such as a wedding or any large congregation of people at your villa it would be best to bring this to villa owner attention as soon as possible.
- Please be aware that normally the Villa will not accept a booking involving a function without prior confirmation that a function coordinator has been employed. The villa can recommend a suitable coordinator where required.
- The villa management have rules governing villa usage for events and parties and a surcharge of up to the equivalent of a night’s rental price is applicable, in addition to a local community (‘Banjar’) fee.

Numbers in Party / Suitability:
The numbers of persons occupying a property must not exceed the maximum number stated in the booking confirmation. The villa reserves the right to refuse any booking, which, in its opinion, is unsuitable for the property concerned.

Damage or Losses:
The hirer is responsible for leaving the property in good order and in a clean condition. The hirer further undertakes to pay for any damages or losses incurred during occupation. The Management Company reserves the right to repossess the property if the hirer or a member of the party has caused excessive damage.

Liability:
- The Villa will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, plumbing, gas, electrical or otherwise, and exceptional weather conditions. Further, no responsibility is accepted for the personal belongings, car, and its contents of the hirer or any member of the party during the holiday.
- All clients will be asked to sign a Waiver of Liability and a credit card authorization form, which will allow the Villa to charge the card for damages and any additional charges that the clients incur
whilst at the villa.
- Be aware that security deposits are required for some villas. If required, a deposit will be requested by the villa manager on arrival and will be refunded in full on the day of departure, unless damages/repairs need to be performed, in which case refunds will be made, less the cost of damages.
