Seasonal periods:
Low season: January 15 – June 15
High season: June 15 – July 15; August 15 – September 15, Easter Week & Chinese New Year
Peak season: July 15 – August 15; December 15 – January 15
Minimum stay required:
Low Season : 3 nights
High Season : 7 nights
Peak Season : 10 nights
Villa standart check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In cases where there is no other booking for the same day, the Management may extend the check-out time until 15:00. Late check-out until 18:00 is subject to availability with additional charge at 50% from one night villa rental rate and full one night rate should applied for check-out after 18:00.
Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars.
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.
Cancellation Policy:
- Deposits will be refunded in full less USD150.00, if the reservation is cancelled within 2 weeks
after booking are confirmed (unless it is a booking within 45 days within arrival)
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
Damages, breakages or losses
Guests are responsible for any breakages or damages incurred at the villa and agree to look after the property, leaving it in good order and in a clean condition. Guests also undertake to pay for damages, breakages or losses they may be responsible for during the period of their stay. Villa Eden reserves the right to reclaim the hired property if the hirer, members of the guest party or guest visitors cause excessive damage or mess.
