Rates above are inclusive of benefits:
- Pick up & transfer from Airport to villa and transfer from villa to Airport (1 x in & 1 x out) in private air-conditioned car.
- Refreshments and welcome drink upon arrival at the villa.
- Welcome pack of cold drinks, fruits and snacks.
- Satellite TV, 6 Plasma TV’s, DVD, Book Library- Continental breakfast.
- Daily breakfast.
- One time afternoon tea during stay.
- Complimentary hot & cold mineral water.
- Unlimited Wi-Fi and Land line phone.
- Massage and beauty services available on request.
- Serviced daily including housekeeping, ground maintenance, and restaurant order for lunch or dinner.

Seasonal periods:
Low Season: Jan 11 – June 30, Sept 16 – Dec 19.
High Season: July 1 – Sept 15.
Peak Season: Dec 20 – Jan 10.

Minimum stay required:
Low Season: 4 NIGHTS.
High Season: 4 NIGHTS.
Peak Season: 8 NIGHTS.

The villa standard check in/out time:
- Check-in time : 14:00.
- Check-out time : before 12:00.
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant.
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars.
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New Year bookings).
- In the event a reservation is cancelled less than 61 days prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
