Note :

- Prices are including 21% to government tax & service charge.
- All foods and beverages are at guests personal account

We allow max 10 adult + 2 children in age up to 14 in the villa for these rates.
- Additional adults will be charged with 20 US$/night (max 2 additional adults)
- Additional children between 4 and 14 years of age will be charged with 12 US$/night.
- Additional children below 4 years of age are free (max two).

Rates above are inclusive of benefits:
- one time round trip Airport transfer
- welcome drinks and cold towels upon arrival
- fully staff: maids, cook and house manager
- flowers arrangement

Seasonal periods:
Low Season: Jan 16 until June 14, Oct 01 until Dec 15 and Jan 16 until June 14 2012
High Season: June 15 until July 31, Aug 1 until Sept 30, and June 15 until July 31 2012
Peak Season: Dec 16 2011 until Jan 15 2012

Minimum stay required:
Low Season : 3 nights
High Season : 7 nights
Peak Season : 7 nights

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 11.00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
