Note :
- The above rates are subject to 5% service charge & 10% Goverment tax.- Peak seasons periods are required to book full complex (8BR villas).
Chef can provided by the villa upon request with additional extra cost.
The rates above are inclusive of the folowing benefit:
- Daily breakfast.
- Welcome drinks & cold towels upon arrival.

- One time return transfer from Airport to the villa.

Extra Bed Rates at US$ 40.25 net /night.
Check-In & Check-out time:
Check-In : 14.00 PM
Check-Out : 12.00 PM
- Late check out until 18.00PM will be charge half from one night rate and if it is later then 18:00PM will be charge full one night villa rate
- Late check-out is subject the villa update availability.
High & Peak Season Periods:
Low season: January 11 - June 30,September 11 - December 20, except Easter week and Chinese New Year
High season: July 01 - August 31, September 01 - 10 (Easter Week & Chinese New Year)
Peak season: December 20 - January 10
- Easter Week : April 22 nd to April 28th
- Chinese New Year : February 1st to February 6
Minimum rental period:
- Low Season: 3 nights
- High Season: 7 nights
- Peak Season: 7 nights
Booking precedures:
- A deposit of 50% from the rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has ben sent.
- The payment should be in US Dollars
- Full payment is required 45 days prior to arrival (or 60 days for Christmas/New Year bookings).
- The reservation to be confirmed when the deposit is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.
Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled 61 days or more prior to arrival (91 days for Christmas/New
Year bookings).In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
