Note :
- Rates are subject to 11% government tax and 10% service charges.- Extra Bed is available upon request with additional charge at USD 50 ++/night (included breakfast).
The rates above are inclusive of the following benefits:
- Airport transfers in/out to villa
- Free high-speed wireless internet throughout the complex
- Daily breakfast
- Fully staffs: maids, chef and house manager

- Extra bed is provided upon request with additional charge at US$ 50 + 21% per night and include daily breakfast.
Check-in & Check-out Time:
- Check in time at 14.00 (pm) and check out time at 12.00 (noon)
- A 50% from the applicable rate is applied for late check-out until 18:00
- Any extension stay exeeding 18:00 will consider of a full room charge at one night rental rate.
Seasonal Periods:
Low Season (10 Jan - 14 Jul; 15 Sep - 20 Dec)
High Season (Chinese New Year 10 Feb - 17 Feb; Easter holiday 27 Mar - 6 Apr; 15 Jul - 14 Sep)
Peak Season (21 Dec - 9 Jan)
Minimum rental period:
Low Season: 5-nights,
High Season: 7-nights,
Peak Season: 10-nights
The villa will accept either two or three nights length of stay but subject to case by case.
Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposit must be received by the villa within five working days after the relevant invoice has been sent and otherwise the booking might not materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, at 45 days for high season booking and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa Management.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable or should adjust to case by case condition.
Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival (91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
Villa Capacity Policy:
We strictly observe the villa capacity policy. For example: the two bedroom villas maximum occupancy is up to 4 persons. The three bedrooms villa maximum occupancy is up to 6 persons and entire bedrooms is ideal and comfort to accommodate up to 10 persons. If you wish to have additional guests or function at the villa should be informed in advance to the villa management and otherwise the booking will not be accepted prior confirmation.
