Advance requests for late checkout can only be confirmed prior to arrival by the payment of an additional nights’ accommodation at the contracted rate. Late check outs while on resort are subject to availability on the evening prior to departure, late check out until 18:00 hrs are charged 50% of the published villa rate of the category occupied, check outs after 18:00 hrs hours are charged 100% of the published villa rate.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Extra Bed Policy:
Extra bed is priced at US$ 30++. Rate is per night subject to 11% government tax, 10% service charge and breakfast for one person, and limited to a maximum of one extra bed per villa. Cots are provided at no extra cost and include baby amenities to a maximum of one cot per villa.

Room & Child Policy:
- Child 0-4 yrs old sharing existing bedding with parents or require a baby cot, free of charge.
- Child 5 to 12 yrs old sharing existing bedding with parents, breakfast at 50% of published rate.
- Child under 12 yrs old using extra bed, will be charged at US$ 20++ per bed per night inclusive of breakfast.
- Child above 12 years old using extra bed at US$ 30++ per night inclusive of breakfast.
- A maximum of 1 extra bed or baby cot is allowed per villa.

Reservations Procedure:
All reservations have to be submitted to the resort’s reservation department within 48 hours of receipt and are subject to availability or allotment agreements. Reservations shall not be binding until written acceptance and confirmation has been received from the resort. A change of name is considered a cancellation and rebooking and is subject to availability at the time of name change.
In order for us to provide personalized services and ensuring the implementation of personal preference menu (PPM) to all our guests, information on guests profile including phone number and email address must be submitted to the resort for all bookings made.

No-Shows Policy:
No show without prior cancellation will be charged at 100% cancellation fee.

Peak Season Restriction:
Special bookings made in Peak Season, for arrivals within December 27th – January 3rd should be for a minimum of 5 nights stay.

Cancellation Policy
If there are any cancellations, We have to receive them in writing

Cancellation policy during low season period :
- There would not be additional charge for cancellations within 21 days before the guest check in
- 50% of the total room reservation would be charged for cancellation made within 20 and 14 days prior arrival
- 100 % of the total room reservation would be charged for cancellation made within 13 - 0 days prior arrival
- No show would be charged 100% of the total room reservation value

Cancellation policy during peak season period :
- There would not be additional charge for cancellations within 31 days before the guest check in
- 50% of the total room reservation would be charged for cancellation made within 31 – 20 days prior arrival
- 100 % of the total room reservation would be charged for cancellation made within 19 - 0 days prior arrival
- No show would be charged 100% of the total room reservation value

Minimum Rental Period
Low Season: 3-nights,
High Season: 7-nights,
Peak Season: 10-nights
The villa will accept either two or three nights length of stay but subject to case by case.
