Villa rates are in US Dollars and subject to an additional surcharge of 15% for taxes (10% VAT) and service (5%)

Seasonal:
Low Season: Jan 11 – Jul 15; Sep 16 – Dec 19; (excluding Easter & Chinese New Year Week).
High Season: Jul 15 – 31; Sep 1 – 15; inclusive Easter & Chinese New Year Week.
Peak Season: Aug 1 -31; Dec 20 – Jan 10

- Early Check-In is available for free-of-charge and subject to availability.
- Late Check-Out until 15:00 PM is available for free-of-charge and subject to availability
- Late Check-Out until 18:00 PM will be charged 50% of nightly rate, after 18:00 PM will be charged at full nightly rate.

Numbers in Party and Children Policy:
- The numbers of persons occupying a property must not exceed the maximum number of 6 adults
- Children 0 – 12 years old is free to stay with parents
- Children above 12 years old considered as an extra person and subject to additional charge of US$50++ per person.

Events and Parties:
- Normal bookings are for vacation purposes, special permissions must be obtained for functions where the number of the people in attendance exceeds 100% of villa capacity.
- Additional charge of one (2) night villa rental rate is applied for events and parties functions. This does not include the event organizer and the local community (‘Banjar’) fee.

Payments:
- In order to guarantee reservations we must receive a completed credit card charge authorization or deposit payment equivalent to 50% of the rental amount.
- Final payment is required maximum 24 hours of arrival
- All payments must be made in USD.
- All clients will be asked to sign a Waiver of Liability and a credit card authorization form, which will allow the Villa Management to charge the card any charges that clients incur while at the villa.

Cancellations:
- Any cancellation received within 45 days (for low season) and 60 days (for high season) prior to arrival is subject to a cancellation fee equivalent to one (1) night charge or as advised for promotional & group rates.
- Any cancellation received within 30 days (for low season) and 45 days (for high season) prior to arrival is subject to a cancellation fee equivalent to 50% charge or as advised for promotional & group rates.
- Cancellation within 15 prior to arrival, No Show and Early Check out are subject to 100% of total villa night reserved.
