Rates above are inclusive of benefits:
- Pick up & transfer from Airport to villa and transfer from villa to Airport
- Refreshments and welcome drink upon arrival at the villa.
- Welcome fruit basket upon arrival.
- In-villa daily breakfast (max. 2 breakfast per room).
- Free Wi-Fi Internet access from the villas(guest’ personal laptop is required).
- Serviced daily including housekeeping, meals preparation at your own villa by our in-house cook or by order – in house menu or menu order selection is available at the villa.

*Meals, laundry, local transportation, telephone bill and other optional extras are at guest’s account.

Seasonal periods:
Low Season: January 9 – June 30 & September 16 – December 19
High Season: July 1 – July 31 & September 1 – September 15
Peak Season: August 1 – August 31 & December 20 – January 8

Minimum stay required:
Low Season : 3 nights
High Season : 5 nights
Peak Season : 7 nights

The villa standard check in/out time:
- Check-in time : 14:00
- Check-out time : before 12:00
- In case late check-out until 18:00 will charge additional cost at 50% from one night villa rate, and full one night rate should be charge for check-out after 18:00.

Booking term and condition:
- A 50% deposit from the total rental value is required due to secure the booking.
- Deposits must be received by the villa within 5 working days after the relevant
invoice has been sent and otherwise the booking we assumed is NOT materialized.
- The payment should be in US Dollars
- The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
- The reservation to be confirmed when the payments is received by the villa.
- For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:
- Deposits will be refunded in full less USD 250.00 if the reservation
is cancelled at 61 days or more prior to arrival date(91 days for Christmas/New
Year bookings).
- In the event a reservation is cancelled less than 61 days
prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
will be forfeited.
- Notice of cancellation must be received by the villa in writing.
- Final payments are non-refundable.
