RATES:
- Rates are quoted in USD per nighly basis
- Rates are subject to change, however we will honour rates for all reservations booked and paid prior to the change.

The rates above is inclusive of:
- Daily American breakfast
- Welcome drinks/snack and chilled towels served upon arrival at the villa
- Fresh fruit and flower arrangements upon arrival
- All day coffee & tea
- Butler service
- One time round trip Airport transfers

SEASONAL:
Low: 09 January to 30 June and 16 September to 19 December
High: 01 to 31 July and 01 to 15 September; Easter week and Chinese New Year week
Peak: 01 to 31 August and 20 December to 08 January; Christmas and New Year period

Minimum Rental Period
Low Season: 5 nights,
High Season: 7 nights,
Peak Season: 10 nights
The villa will accept either two or three nights length of stay but subject to case by case.

Check-in time : 14:00
Check-out time : 12:00
Every effort will be made to ensure room availability by 14:00 hrs on the day of the arrival. Our check out time is 12:00 hrs unless prior notice is negotiated, subject to availability upon request.

VILLA CAPACITY
We strictly observe the villa capacity policy. Maximum occupancy of this villa is 8 persons. If you wish to have additional guests we must be informed in advance.

CHILDREN POLICY
Our Childrens policy is to provide 1 extra bed for one child under 15 years old. In the case of two children, we allow one child under 5 years old to sleep with parents and we will provide an extra bed for children 5 to 15 years old.

Villa Booking Procedures:
- A deposit of 50% of the amount must be received within five (5) working days after confirmation of reservation has been given.
- Final payment is required 45 days prior to arrival (60 days for Christmas/New Year bookings).
- If the booking is made less than 45 days prior to arrival (or 60 days for Christmas/New Year bookings); full payment is required within five (5) working days.
- If confirmation is made less than 5 days before the booking commences, payment is due immediately.
- For last minute bookings (within 7 days or less prior to arrival), full payment upon arrival in cash is acceptable.

Cancellation Policy:
1.Notice of cancellation must be received by villa in writing by fax or email at least 30 days prior to arrival for Low Season,45 days prior to arrival for High Season and 60 days for Peak Season bookings.
2.Deposit will be refunded in full less US$300.00, if the booking is cancelled
61 days or more prior to arrival (91 days for Christmas/New Year bookings).
3.In the event a reservation is cancelled less than 61 days prior to arrival the
deposit will be forfeited or non refundable.
4. Final Payments are non-refundable
